Building a new home is both exciting and daunting. What will make all the difference to your building experience is choosing the right builder. This is not as easy as it sounds, especially if you don’t have much experience in the building game. We’ve taken the time to compile a list of hints to help you decide who’s the best builder for your next home building project.

Do your research

Before you’ve even considered a short or long list, do your research and do it properly. This does not mean googling builders in your area and choosing the cheapest. No. First, compile a list of builders and go over their web sites and their gallery of completed houses; read any testimonials and research their online reputation

Second, speak to your family members, colleagues and friends and ask for recommendations. This includes on social media networks. Word-of-mouth, especially from people you know, is still an invaluable source of reliable information, helping you make an informed decision.

Things to look out for when choosing a builder

  • Make sure they are licensed

It sounds obvious, but many people just take it for granted that their building company is licensed. Make sure to check this and ask to see any identification to confirm that they are indeed a licensed company.

  • Check references, qualifications & credentials

Don’t take any builder’s word for it, ask to see any licenses or qualifications for yourself, just to be sure.

Ask for a list of past clients and check their site for any others. Then, speak to these clients if possible. There’s no better feedback then real word-of-mouth feedback by previous clients.

  • Price

Get quotes from several builders but don’t necessarily choose the cheapest one. Take all factors into account, including experience, price and the approachability of the builder. Then make an informed decision on who you believe will produce the best results.

  • Energy-efficient credentials

In this day and age taking your energy needs into account before building can save you a lot of money in the long run and be kinder on the environment. When you choose a builder, ask them what their energy credentials are and their views on renewable energy. Do they work with solar and other energy-efficient methods? Can they help make your new home as energy efficient as possible? Ask for examples and for any projects of theirs that you can check out.

  • Read the contract including the small print

Before you sign any contract with a builder, read it thoroughly. In fact, ask any prospective builders to send you their contracts. Go over them all and read the fine print, this will help prevent any nasty surprises and help you understand exactly what you are signing up for.

  • Discounted deals & builder promotions

Watch out for any builder promotions, discounted materials and services, and any bonus inclusions. Make doubly sure that these are not gimmicks but real sales tools from established builders.
